Holland & Hart represented SpurLine Holdings, a Denver-based private commercial real estate investment firm specializing in infill and value-add commercial projects, together with Midloch Investment Partners, in the acquisition of a 45,000-square-foot former JoAnn Fabrics property in Ypsilanti, Michigan, and in the execution of a long-term lease with VASA Fitness. Holland & Hart previously represented SpurLine on the first redevelopment project in Longmont, Colorado, for VASA Fitness last year.
SpurLine and Midloch Investment Partners will redevelop the vacant retail property into a modern fitness destination for VASA Fitness, which has signed a 15-year lease for the space. Following an approximately 12-month renovation and build-out, VASA Fitness is expected to open by May 2027. The project transforms a long-vacant anchor store into an active community asset.
