EXPERIENCE
Mr. Barton's practice involves loan and financial transactions. These transactions include real estate and asset-based loans, tenant-in-common loans, construction loans, agricultural loans, conduit loans, lines of credit, energy project financing, and sale/leaseback financing. Relevant real estate-based lending transactions include golf courses and resorts, commercial, office, industrial, multi-family residential projects, tenant-in-common loans, large working ranches and farms with water rights, conduit loans, mezzanine loans, energy project financing, sale/leaseback financing, and multi-state and international transactions. He has also handled many real estate workout and foreclosure transactions for banking clients.
Mr. Barton also focuses on real estate acquisitions, sales, leasing, options, finance, development, and 1031 tax-deferred exchanges. Projects include the development and financing of large multi-family residential projects, properties on tribal lands, shopping malls and strip centers, golf course and luxury condominium resorts, self-storage facilities, hotels, business and industrial parks, large ranches, power plants and energy facilities, national restaurants, and office buildings and condominiums in all regions of the United States. He specializes in leasing, representing both landlords and tenants in retail, office, industrial, agricultural, and ground leases.
Mr. Barton also is experienced in the structuring of joint ventures in connection with the real estate projects he handles and in obtaining rights of way, land-use planning and zoning, and in the purchase, sale, and financing of water rights.
Clients include banks, insurance companies, developers, joint ventures, banks, and private lenders.
Mr. Barton has served on the firm's management committee, as the administrative partner of the firm's Salt Lake City office, and as the chair of the firm's Resort Practice Group.
Mr. Barton is active in the Utah banking community.
